How to choose a serviced apartment in Dawaki, Abuja
Dawaki is close enough to reach everything Abuja offers and far enough to come home to calm. If you are choosing a serviced apartment here, for a weekend, a work trip or a long family stay, these are the things worth checking before you book, and how Kairos Residence answers each one.
Start with the street
Kairos Residence is on Frank Okpara Avenue in Dawaki, with Jabi Lake about 20 minutes away, Millennium Park about 25 and Aso Rock about 30. Our area guide has the drive times for the rest of the city.
Check the drive from the airport about 45 min
Nnamdi Azikiwe International Airport is about 45 minutes away by road, on a direct expressway connection. We arrange airport pickups: add one to your booking or message the front desk on WhatsApp.
Ask about power and Wi-Fi
In Abuja this is the question that decides a stay. Every apartment at Kairos has 24/7 power and fast Wi-Fi, day and night, so a video call, a late film on Netflix or the air conditioning never has to wait for the power to come back.
Look for a real kitchen
A serviced apartment should let you live, not just sleep. The two-bedroom apartments have fully fitted modern kitchens with a hob, hood, fridge and modern appliances, and Miami, the one-bedroom, has a neat kitchenette. The on-site mini mart covers the essentials, and when you would rather not cook, Kairos Kitchen brings your order to your door, paid by cash, transfer or charged with your stay.
Find somewhere to unwind
Kairos has a private pool with curtained cabanas, loungers, a pool shower and a shaded gazebo by the water fountain, open from 7:00 AM to 10:00 PM. The shared lounge is there to meet, work or unwind, with PlayStation gaming and a snooker table for the playful.
Make sure someone is there
Parking is gated and monitored, and the front desk is one intercom call away from your apartment, day or night. A valid ID is checked at every check-in, only registered guests stay overnight, and day visitors are welcome until 10 PM, so the residence stays calm.
Compare rates and what is included
All eleven apartments share the same residence, so the choice comes down to space and style:
- Miami, the one-bedroom of 42 m² for couples and solo stays: ₦150,000 a night.
- Cairo, Cape Town, Emerald and Paris, two-bedroom apartments of 68 m²: ₦250,000 a night.
- Dubai, Brussels, Seychelles, Crown, Ruby and Sapphire, two-bedroom apartments of 68 m²: ₦280,000 a night.
Every rate includes the pool, the lounge, secure parking, 24/7 power, fast Wi-Fi, air conditioning and smart TVs with Netflix, and the two-bedroom apartments add an in-home office and two private balconies. A refundable caution fee of ₦100,000 is collected at check-in and returned in full at check-out after a routine inspection. See them side by side on the apartments page, or start with Cairo, made for longer stays, or Miami.
Read the cancellation policy
Plans change. At Kairos, cancellation is free up to 48 hours before check-in, date or apartment changes are free when availability allows, and refunds go back to the original payment method. The full cancellation policy is short and plain.
