Guests may cancel their reservation free of charge under the following conditions:

• Cancellation is made at least 72 hours (3 days) before the scheduled check-in date.
• The cancellation request is submitted through our website, email, or by contacting our front desk directly.
• A full refund will be processed to the original payment method within 5–10 business days.

Cancellations made less than 72 hours before the check-in date will incur the following charges:

Certain bookings are marked as non-refundable at the time of reservation. These include:

• Discounted or promotional rate bookings
• Special event or holiday period bookings
• Last-minute bookings (made within 24 hours of check-in)
• Bookings explicitly marked as "Non-Refundable" during checkout

⚠️ Non-refundable bookings cannot be cancelled, amended, or refunded under any circumstances.

• Date changes are permitted free of charge if requested at least 72 hours before check-in, subject to availability.
• Room upgrades may be accommodated based on availability and may incur additional charges.
• Shortening the duration of stay is treated as a partial cancellation and the applicable cancellation fee will apply to the cancelled nights.
• All modification requests must be made via email at info@kairosresidenceng.com or by calling +234 9159199998.

If a guest checks out before the scheduled departure date:

• The remaining unused nights will be charged at 50% of the nightly rate.
• No refund will be issued for the current night of early departure.

All refunds will be processed to the original payment method used during booking unless otherwise agreed upon.

In the event of unforeseen circumstances beyond the guest's control, including but not limited to:

• Natural disasters, severe weather, or flooding
• Government-imposed travel restrictions or lockdowns
• Medical emergencies (with valid documentation)
• Flight cancellations by airlines (with proof)

Kairos Residence will offer either a full credit for a future stay or a full refund, at management's discretion. Supporting documentation may be required.

For group reservations (3 or more rooms):

• Free cancellation is available up to 14 days before check-in.
• Cancellations within 7–14 days will incur a 30% charge.
• Cancellations within 7 days will incur a 60% charge.
• Group bookings are subject to separate terms which will be provided at the time of booking confirmation.

You can cancel or modify your booking through any of the following methods:

In rare circumstances, Kairos Residence reserves the right to cancel a booking due to:

• Property maintenance or safety concerns
• Overbooking errors
• Circumstances beyond our control

In such cases, guests will receive a full refund and we will make every effort to arrange comparable alternative accommodation at no additional cost.
