Kairos is an ancient Greek word for the perfect, opportune moment. Not just time passing, but time worth keeping. That word became our promise: every stay should feel like a moment chosen well.

Kairos Residence is an exclusive collection of eleven designer serviced apartments on Frank Okpara Avenue in Dawaki, Abuja. Each apartment is individually designed, from Dubai’s gold-trimmed glamour to Seychelles' sculpted wave walls and Ruby’s crimson velvet, because no two perfect moments look alike.

Behind the design is substance: uninterrupted power, fast Wi-Fi, fully fitted modern kitchens, smart-home controls, and a team one intercom call away, day or night. Around it all: a private pool with curtained cabanas, a gazebo by the water fountain, a lounge, a mini mart, and games for the playful, PlayStation and snooker included.

Check-in is from 2:00 PM and check-out is by noon. Early check-in is subject to availability; message us on WhatsApp on the day and we’ll do our best. Late check-out attracts a fee; please arrange it with the front desk before noon. A valid ID is required for every check-in.

Bookings are confirmed on payment, by card through our secure checkout or by bank transfer to Zenith Bank, KAIROS RESIDENCE LTD (use your booking reference as the narration). Unpaid online reservations are held for 72 hours and then released automatically. A refundable caution fee of ₦100,000 is collected at check-in and returned in full at check-out after a routine inspection.

Free cancellation up to 48 hours before check-in. Cancel online from your booking page or send us your booking reference. Within 48 hours of check-in, please contact us on WhatsApp; we handle each case personally. Date or apartment changes are free when availability allows.
