Policies & house rules

Check-in is from 2:00 PM and check-out is by 12:00 PM. Early check-in is subject to availability — message us on WhatsApp on the day and we'll do our best.

Late check-out attracts a fee; please arrange it with the front desk before 12:00 PM. A valid ID (national ID, driver's licence, or international passport) is required for every check-in — you can submit it in advance through your pre-check-in link.

Bookings are confirmed on payment, by card through our secure checkout or by bank transfer to Zenith Bank — KAIROS RESIDENCE LTD (use your booking reference as the narration). Unpaid online reservations are held for 72 hours and then released automatically.

A refundable caution fee of ₦100,000 is collected at check-in and returned in full at check-out, subject to a routine inspection of the apartment.

Free cancellation up to 48 hours before check-in — cancel online from your confirmation page or send us your booking reference. Within 48 hours of check-in, please contact us on WhatsApp; we handle each case personally.

Date or apartment changes are free when availability allows — the stay is re-priced at current rates.

We keep the residence beautiful for every guest. A few things we ask:

• Only registered guests may stay overnight; day visitors are welcome until 10 PM.
• No smoking inside the apartments — balconies and the poolside are fine.
• Parties and events must be arranged in advance (see our event packages).
• Pool hours are 7 AM – 10 PM; children must be supervised at the pool.
• Please treat furnishings with care — damages are settled from the caution fee.
• Noise down after 11 PM out of respect for neighbouring apartments.

We collect only what a stay requires: your name, contact details, booking details, and the ID you present at check-in. ID documents submitted online are stored securely, visible only to front-desk staff, and used solely for check-in verification.

We never sell your data. Emails you receive from us are about your booking (or a thank-you after your stay), and you can ask us to remove your details at any time via reservations@kairosresidenceng.com. Payments by card are processed by Paystack — your card details never touch our servers.
